Top developers take center stage at biggest-ever National Housing Expo

The country’s leading property developers brought more than 50,000 ready-for-occupancy homes, including condominiums, closer to Filipino workers and their families as the biggest-ever National Housing Expo opened Oct. 19 at the SMX Convention Center in Pasay City.

Organized by the Department of Human Settlements and Urban Development (DHSUD) and Pag-IBIG Fund, the two-day Expo brought together more than 80 partner developers offering homes suited to different family needs and budgets, with special prices and buyer incentives complemented by affordable financing through Pag-IBIG Fund. Among the participating developers are SMDC, Amaia Land, Avida Land, DMCI Homes, Filinvest Land, Megaworld Corporation, PH1 World Developers, Robinsons Land and Rockwell Land, alongside other developers.

The strong private sector participation comes as President Ferdinand R. Marcos Jr.’s Expanded Pambansang Pabahay para sa Pilipino (Expanded 4PH) Program gains greater momentum. Held during National Shelter Month, the Expo builds on these gains by bringing more housing choices and government assistance directly to families seeking a home of their own.

DHSUD Secretary and Pag-IBIG Fund Board Chairman Jose Ramon P. Aliling said the growing support of leading developers strengthens the government’s efforts to carry out the President’s directive to make quality, safe and affordable homes accessible to more Filipinos.

“Under President Marcos’ Expanded 4PH Program, we are bringing government and the private sector together to give more Filipino families a real opportunity to own a home. The participation of our leading developers means more quality homes to choose from, while affordable financing through Pag-IBIG Fund helps put these homes within our workers’ reach. Our biggest-ever National Housing Expo is a concrete manifestation of this shared commitment, bringing the gains of our housing efforts closer to the people we serve,” Aliling said.

Expanded 4PH addresses both sides of the housing equation by bringing together more quality homes from developers and affordable financing through Pag-IBIG Fund, giving Filipino families more choices at monthly payments they can manage. Under the program, qualified socialized housing buyers may avail of a 3% subsidized interest rate.

For housing loan applications submitted from July 1 to Dec. 31, 2026, promotional rates of 4.5% per year apply to loans above the applicable socialized housing ceiling up to ₱4.9 million, while loans above ₱4.9 million up to ₱10 million qualify for a 5.75% annual rate. Both promotional rates are fixed for the first three years of the loan.

Over 40,000 home seekers are expected across the Expo’s two-day run, more than double last year’s attendance of 20,000, reflecting strong public response to the government’s Expanded 4PH Program.

Pag-IBIG Fund Chief Executive Officer Marilene C. Acosta said affordable financing is helping more members find homes suited to their needs, preferred locations and capacity to pay.

“From minimum-wage earners to middle-income families, we want more Filipino workers to have a real opportunity to own a home. With our developer partners, we are bringing more choices within reach, including in-city condominiums near workplaces, so our members can find homes that suit their families and monthly payments they can afford. A home closer to work can also mean less spent on transportation and more time with loved ones,” Acosta said.

“When we bring these choices together with affordable financing and personal assistance, we help our members take a concrete step toward their own home. We want them to see how homeownership can fit into their family budget, with Pag-IBIG Fund by their side,” she added.

Lower interest rates help make monthly payments more manageable, while the higher loan limit gives members more homes to choose from. These financing options help families pursue homeownership while providing for food, education, transportation and other daily needs.

Running through Oct. 20, the Expo features houses and condominium units across different prices, sizes and locations, with special offers and buyer incentives from participating developers. Pag-IBIG Fund Acquired Assets are also available at discounts of up to 30%.

Home seekers can receive on-site assistance with housing loan eligibility, loanable amounts and estimated monthly payments. Solar energy solution providers and home essentials retailers are also participating, offering special packages and discounts to Pag-IBIG Fund Loyalty Cardholders.
